Spectator Group’s headquarters is a stylish office building in Zagreb’s new business district.
The 5.300m2 building includes individual office ‘capsules’, staff areas, conference rooms and a VIP lounge, together with an automated underground garage and a large roof garden.
The innovative approach to construction saw office ‘capsules’, each accommodating up to six employees, inserted into a reinforced concrete frame. This innovation was matched by the HVAC system – a VRV climate control solution supplied by Daikin.
The system is designed to deliver heating on even the coldest days of winter – which can see temperatures fall to -15°C. Seven outdoor VRV III units supply the ceiling cassettes, ducted units and floor standing units, most of which are integrated seamlessly into the stylish interior. The outdoor heat pumps are hidden behind cages on the roof.
Daikin’s mini-building management system, the intelligent Touch Controller, allows close control of the HVAC system, maximising efficiency and comfort.

Controls in each of the office ‘capsules’ allow staff to maintain the comfort level, whatever the weather.
